Our flat-fee buyer service gives you full representation — offer strategy, paperwork, negotiation, and closing guidance — for just $5,500. That’s less than half of what a traditional agent costs, and you get expert-level support without the markup. Need to tour homes? We offer low-cost per-tour pricing so you only pay for what you need.
If the seller offers compensation toward the buyer's agent fee and it exceeds our flat fee, the difference will be credited to you at closing—provided your loan program allows it. We believe in fair, transparent pricing, and we’re committed to ensuring you receive the full value of any available credits.

To begin working together, a $500 retainer is required. This retainer secures your place on my client list and covers the upfront time, research, and resources I invest at the start of your home buying journey.
This amount is applied toward your total $5,500 flat fee and ensures we're both fully committed to getting you from pre-approval to closing with confidence.
